Since designing the 18-story One Riverwalk Place building in the late 1970s, Marmon Mok has occupied the 16th floor. Due to Marmon Mok’s prime location downtown along the San Antonio Riverwalk, the decision was made to sign a new 10-year lease, stay in our current office location and renovate the office. Careful advanced planning for the renovation ensured that construction and relocation of employees was a smooth process with little disruption to the ongoing operations.
This was a phased renovation of 15,000 SF of existing office space that included both open and closed workspace, modifications to MEP systems and new finishes. Sustainable features include green guard certified furniture with recycled content, low VOC finishes, energy-efficient lighting fixtures which reduced electrical draw by 30%, and comprehensive reuse program to minimize waste (30% of existing furniture was reused while the remaining furniture, existing fixtures, material samples and carpet was donated to local non-profits). Using local craftsmen to include unique features, our team created an exciting new lobby that represents the firm’s design talent.
