New Braunfels Utility (NBU) services New Braunfels and the surrounding areas in Comal and Guadalupe Counties. NBU engaged Marmon Mok for programming, masterplan and comprehensive design of a new consolidated office and operations campus. This new campus consolidates the functions of the main plaza offices and FM 306 operations facilities. It will include a four-story office building, a connecting warehouse facility, an equipment building, and a vehicle maintenance facility. The 76-acre site will accommodate employee and visitor parking and lobby access to customer services. The public functions include a large board room and meeting rooms.
The operations yard will support various functions for the water/wastewater and electrical departments. The project design includes strategies to reduce water and energy consumption. An employee courtyard features covered patio seating and approximately one mile of walking trails along the existing creek bed that bisects the site. Additional employee amenities include a multi-use wellness room and open collaboration spaces. The office building aims to achieve flexibility and accommodate future growth for New Braunfels Utilities.
At NBU’s request, the design team is incorporating One Water Initiatives that are being considered for the project. Part of the design includes rainwater collection, AC condensate collection, stormwater mitigation, bioswales, vegetative filter strips, low-impact design, and more.
